Corrin is the best part of this community. The lay outs and the quality of the build are the major down side. Maintenance is sufficient. Location is okay.

Loved the location and building. Within walking distance to a lot of stores and shops. It was great neighborhood with lots to do. I do Wish it had some more amenities such as a dog park and pool and maybe a game room or theatre.

I love this place! So happy we decided to move to the Delwyn. The community manager and the maintenance team are extremely responsive and very kind. The location is super great!!! The mix of the complex with the location makes it great experience.

Very pleased with the apartment. Management has been very transparent. Providing information regarding events and changes on a daily basis. Found the transition very smooth with no issues.

The onsite staff are lovely. We were sad to see Christian go and hope our new maintenance person is just as capable and competent. I would recommend that corporate be more transparent to residents, no one likes being kept in the dark about issues we have to deal with at home. While I understand that this is dealt with PR in mind, we deserve to know what is going on in our community.

In the one month's time that I have lived here, I have found the building to be generally clean and well maintained. The amenities are nice. The community manager, Corrin, is friendly and very helpful. However, what I have found to be unappealing in the apartment (418) are the windows (drafty/not energy-efficient), low-quality laundry appliance and garbage disposal (unacceptably loud/noisy) and a 'dirty bathroom' funky smell that I have not been able to eliminate despite using scrubbing cleansers, baking soda & vinegar, bleach and physically cleaning out the drain hole in the sink and the bath tub (disgusting!).

It has been pretty good so far, sometimes at night if youre getting home late, it can get pretty sketchy outside, especially around the acme and people driving fast. But the experience has been overall well. More parking would be helpful too, I feel like alot of the parking spaces are taken up by people who don't live here.

Good neighborhood, best maintenance service. Some parking issues, indoor parking is pricey. Quiet place to live around and Bala plaza within walking distance with multiple shops and grocery store around.

My husband and I have lived at two other greystar communities and loved them. The Delwyn is probably our least favorite so far. Our apartment was dirty when he moved in. There is also a lingering unpleasant scent that has been here since before we moved in.

I am really liking Delwyn so far. The only complaint I have is the garage being down. Its been down since early-mid Sept. and we just received an email they need to replace the door so it could take anywhere from 2-4 weeks. I arrive around 1230 am after work every night and I hate having to get out of my car and walk around the side of the building that late. It just freaks me out. On top of it, having to pay for the parking spot in full even with the inconvenience is just very un-accommodating.

Good paid parking garage, though falls on the pricier side. Free apt parking is limited, and oftentimes non-resident ACME store patrons park in the apt's parking spots when they shouldn't. Good clubhouse area and 1 small fitness center. No pool. Quiet apartment. Most residents are nice. Have enjoyed living here.

I’ve lived here for three years now. So far Delwyn has been a great place to call home. It’s the perfect hidden gem in Bala Cynwyd. Too bad I can’t purchase my perfect apartment.

Been here for over 2 years! Love the location and the apartment. The only thing I would change is having trucks stop idling in the alleyway all the time! Too much noise pollution!

As a building that is heavily rented by families with young kids and pets, there is always activity in the halls or in the lobby, but the doors and walls of the apartments are thick and are able to mute out a lot of the sound. Overall, I have always had pleasant interactions with my neighbors and fellow residents of this community.

I have lived at the Delwyn for almost two years and I have loved it so far! It is a great location to be able to get into the city quickly but also be a bit in "the burbs." The units are beautiful and Christian from maintenance is wonderful! The only down side is the noise from the trucks of the shopping center but you tune it out quickly!

Pros: - Convenient location - Most community is quiet and co-operative - Convenient Keyless doors - Space is clean - Maintenance crew is really good - Communication with management is good Cons: - Outdoor parking lot not secured and private, it's connected with Public plaza. Security concerns. (car and parts theft) - Garage parking is expensive and limited spaces (Need to get garage space to prevent theft/vandalizing in outdoor parking lot) - Parcel handling is inconvenient - Only one elevator and goes under-maintenance regularly - Rate per area seems high for overall quality

The community is in a pretty good area. I don't love the sound of the delivery trucks but I know it's because of the location behind a shopping center. I do wish there were more community events on site so we can get to know some of our neighbors better.

I have lived at the Delwyn for a year and have loved it! It’s a beautiful property that is maintained and clean all the time. The outdoor space with the firepit and seating gives you space to relax!

It’s only been a few days since I’ve moved in but so far everything went smoothly. The building is clean, plenty outdoor parking space and friendly neighbors. Our appartement has a few fixes that hasn’t been done before our arrival- waiting on them to get fixed. Looking forward to a great experience.

I love how modern clean and well keep the common areas are. Building Community is just the right size . Conveniently located just a few steps away to restaurants, market and other shops at the bala cynwyd shopping center. Neighbors are friendly. Great place to live.

Leah and Christian are great and I love my apartment. Recent events have made me uncomfortable and residents who blatantly ignoring rules to make our community safe, for example, bringing cars into the garage that don't belong there. I wish everyone would play by the rules.

Definitely a hidden gem in Bala Cynwyd. The environment of this place I call home is welcoming, cozy, people friendly and sound proof. Considering most of us work from home I must say its pretty quiet. I appreciate the lounge area and office nooks when you need to get out the house but not too far.

Starting to feel uneasy with some constant elevator issues and incidences. Also, neighbors are very messy and leaving spills and harsh smells in the elevator.

Overall good experience. I'm very happy with the facilities, maintenance, location and environment. My only complaint is about the management -- there was nearly a month that I couldn't find anyone to confirm my rental history and payment when the community manage was on medical leave. I really think there should always be someone I can get in touch with on the phone.

I'm a current resident at Delwyn and have lived here for 6 months. Everything was great until 1 month ago except for that the community manager disappeared suddenly with no substitute. I need to reach to the management team to ask some questions about lease, and tried email, phone call, resident portal and every way I can. Nobody ever responds. This is driving us crazy!

Almost full occupancy and still doing great! Just the mail room needs to be organized better. Sometimes I cannot find mail since it’s at the door, near mailboxes, or in the actual mail room.

A wonderful place to call home. My apartment is perfect. The property management team is very engaged to the residents wants, needs and concerns. Only things missing are a 24 hour front desk person and a swimming pool. This place is a hidden gem❤️
